Terms and Conditions (T&Cs)

1. Scope of Application

These Terms and Conditions apply to all booking inquiries and stays at the holiday accommodation Villa Pergolata, Ostuni (BR), Italy.
They apply regardless of whether the inquiry is made via website, email, or telephone.

2. Contractual Partner

The rental agreement is concluded between the guest and the private landlord named in the legal notice (Imprint).

3. Booking Request & Conclusion of Contract

  1. A booking is initially made as a non-binding inquiry.

  2. The rental contract is only concluded upon written booking confirmation by the landlord (via email).

  3. Upon confirmation, these Terms and Conditions become an integral part of the contract.

4. Prices & Payment Terms

  1. All prices are stated in euros (€).

  2. The total rental price and any additional costs (e.g. final cleaning, tourist tax) will be specified in the booking confirmation.

  3. Payment is made by bank transfer or by individual agreement.

5. Security Deposit

  1. The guest shall provide a security deposit of EUR 1,000.

  2. The deposit serves as security for damages, losses, or excessive soiling.

  3. The deposit will be refunded within 7 days after departure, provided no damage has been identified.

  4. The landlord is entitled to offset justified costs against the deposit.

6. Cancellation by the Guest

  1. Any cancellation must be made in writing.

  2. The following cancellation policy applies:

  • Up to 60 days before arrival: free of charge

  • 59–30 days before arrival: 50% of the rental price

  • 29 days before arrival / No-show: 100% of the rental price

  1. The date of receipt of the cancellation notice shall be decisive.

7. Arrival & Departure

  • Check-in: from 4:00 p.m.

  • Check-out: by 10:00 a.m.

Deviations are only possible by prior agreement.

8. Use of the Accommodation / House Rules

  1. The accommodation may only be used by the agreed number of guests.

  2. Parties, events, and loud celebrations are not permitted.

  3. Smoking is not allowed.

  4. Pets are not allowed.

  5. Local regulations (e.g. waste separation) must be observed.

9. Liability of the Landlord

The landlord shall not be liable for:

  • Loss or damage to personal belongings

  • Force majeure (e.g. power outages, water interruptions, natural events)

10. Liability of the Guest

The guest is liable for:

  • Damage to the building, furnishings, and outdoor areas

  • Violations of the house rules

  • Damage caused by accompanying persons

11. Final Cleaning & Utilities

Final cleaning is included in the rental price.
Utilities (electricity, water, gas) are also included unless otherwise agreed.

12. Tourist Tax (Imposta di soggiorno)

The local tourist tax is charged in accordance with the regulations of the Municipality of Ostuni and is payable upon arrival.

13. Applicable Law & Jurisdiction

Italian law shall apply.
The place of jurisdiction is the location of the property.
